A total of 4814 dwellings or 11,553 people were created in the design. Over the area of 33 hectares and including the existing approximate 220 dwellings this brings an overall density of 366 pph. This is 134 pph below the aim of 500 people per hectare however in order to meet the principles in the site the development heights cannot exceed 5 to 6 storeys adjacent to the platform which they relate.
Furthermore due to the restriction of the site in terms of layout and the existing buildings of the theatre and the shopping centre the potential densities cannot be achieved although substantially increased from the existing.
